Underground fencing for a multi-family development: access, drainage and planning

In a retractable underground system, the fence elements lower into a concrete basin built into the ground and sit hidden below pavement level when open, with no visible barrier. In a multi-family development, that makes it possible to separate shared and private zones cleanly, without permanently walling off the space.

It is not a fit for every site. It needs the right technical conditions, planned early. Where those conditions are met, it offers a level of architectural integration and day-to-day flexibility that above-ground systems struggle to match.

Shared access, individual privacy

A development usually starts with a shared internal road serving every unit, with private zones branching off it: parking, courtyards, gardens. The same entrance is used by residents, guests, couriers, service teams and property management. Each group needs different access rules and permissions.

An underground system can be integrated with access control that manages those permissions by group. The boundary between shared and private appears when it is needed and disappears once access is granted, without infrastructure sitting in the space all day.

The technical core: basin and drainage

The basic element is a concrete basin built into the pavement, housing the drive mechanism and the folded fence elements. It has to be planned as part of the structural layers of the driveway, not added to a finished surface.

The basin's dimensions and depth depend on the chosen system and must be known before earthworks begin. Tolerances are narrow, and a basin with incorrect dimensions can prevent proper installation of the mechanism.

Drainage is one of the critical parameters. The basin collects rainwater and meltwater, and without efficient drainage the mechanism can flood and corrode. Linear drainage along the basin must be designed in, with capacity matched to local rainfall and the slope of the terrain.

Access control that fits the building

Underground systems work with most modern access technologies.

  • Licence plate recognition. The vehicle approaches, the system reads the plate and opens, which suits developments with assigned parking and asks nothing of the resident.

  • Mobile app and Bluetooth. The phone becomes the key, with no physical carrier and real-time control of temporary guest and courier access without involving the property manager.

The management platform should be compatible with the building's BMS and support video intercoms at pedestrian entrances, so vehicle and pedestrian access can be run from one place by one operator.

When it is the right choice, and when it is not

It works best when the design calls for an open surface with no visible posts or rails, when high throughput is needed with minimal above-ground infrastructure, when access for many users has to be centralised, and when the aesthetic does not allow visible technical elements.

It needs more analysis, or may not fit, when the groundwater level makes the required basin depth difficult, when pavement loads from heavy vehicles exceed the system's parameters, when efficient drainage cannot be provided, or when earthworks are already complete and adaptation becomes expensive.

Checklist for the architect and investor

  • Is the required basin depth achievable within the planned driveway layers?

  • Are there conflicts between the basin and buried water, power or sewage lines?

  • Is linear drainage along the system line included in the site design?

  • Are the power and control cable routes coordinated with the electrical design?

  • Does the design allow service access to the basin without dismantling the pavement?

  • Is the access control system compatible with the building's BMS or smart-home platform?

  • Has access for guests, couriers and services been defined at design level?

  • Has the manufacturer confirmed the permissible pavement loads for the planned traffic?

  • Have groundwater and ground conditions been checked against the system requirements?

Why early planning decides the outcome

The main risk in these installations is not the product. It is the ground preparation. Decisions made during earthworks set what is possible later, and changes after the fact are costly. Involving an underground-systems specialist early means the drawings reach the earthworks contractor before the work starts, not after.
